Things You Should Know . . .

Being a Landlord is a serious commitment
There is statutory
legislation that you must comply with, by law.
There are tax implications with regard to your rental income whether you
reside in the UK or overseas.
If you are classed as non resident an agent is required by law to deduct
22% of the rental income for the Inland Revenue unless an approval number from
the Inland Revenue is issued
You are required to have all gas appliances checked by a corgi registered
dealer and issued with a Landlord safety certificate before a tenant can take
occupation
You must have the electrical appliances and installation checked by a
competent electrician and all portable electrical appliances must be tested
yearly
You must insure the building
If your property is mortgaged you must have permission from the lender to let
You must supply smoke detectors
Your property must be kept in good repair.
